What is an emergency?

Whilst we appreciate that some maintenance issues are an inconvenience there would be some items that would be considered an emergency such as complete loss of electricity, loss of heating (during winter months), flooding, loss of hot water for more than 24 hours.

We ask that as tenants where possible and without endangering yourself you should try to minimise any damage that is caused and to try and prevent further damage happening. 

If you smell gas, think you have a gas leak, or are worried that fumes containing carbon monoxide are escaping from a gas appliance, please call the free Gas Emergency Services emergency line immediately on 0800 111 999. Also: Open all doors and windows to ventilate the property. 

As a company we do not operate an emergency out of hours service for maintenance however should you have an electrical or heating emergency then Gaslec who are one of our approved contractors do provide a 24 hour service.  They can be contacted on 07889 224522.  They will attend your property and aim to carry out any emergency action in order to prevent any further damage occurring.  They will also try to carry out a repair subject to the parts being available. 

If Gaslec are not available or are not the appropriate contractor for the emergency you have, and you feel that the problem cannot wait until the office is open then we will authorise you to contact your own contractor to attend the property and carry out any emergency repairs. The bill can then be forwarded on to us for payment / reimbursement.  We must stress that should the invoice highlight that the repair was not an emergency than we will NOT pay the invoice.
